How often a landlord Electrical Safety Certificate should be carried out?
A Landlord Electrical Safety Certificate is valid for 5 years or shorter at the discretion of the inspector in the UK. This means that electrical installations must be inspected and certified by an approved Electrical Assessor at least once every 5 years.
The Landlord Electrical Safety Certificate is the responsibility of the landlord therefore it is advisable to arrange for one upon an initial instruction from a new tenant, or when there has been a change of tenancy.
What is Gas Safety Certificate?
A Gas Safety Certificate is done by a Gas Safe Engineer who inspects the gas appliances in your home or commercial premises. The Gas Safe Engineer will then provide you with the certificate to show that the appliances have passed inspection. The certificate is valid for 12 months and if there are any problems in that time, you must contact a gas safe engineer again to have them come out and do the check again.
How much is a Gas Safety Certificate?
We provide a Gas Safety Certificate for £47.99 incl. VAT for one gas appliance and any additional appliance is an extra £10.00 each.

How much does a Fire Risk Assessment cost?
The cost of a Fire Risk Assessment depends on the size and type of your property. Our company offers FRA of domestic premises from £149.99 incl. VAT, commercial premises from £199.99 incl. VAT and the Fire Risk Assessment for a small bar or pub is £249.99 incl. VAT.
What should I do if the annual check and record show defects?
The safety check summary includes a record of gas safety checks and their outcomes. It should be completed as soon as possible and when no defects are found.
Landlords should add any relevant documentation if the record needs to be supplemented. The record is a comprehensive document; property managers should complete it with records of any actions taken (if required). That should provide a complete log of the gas safety throughout the property.
You shouldn't assume that an annual service inspection includes the points required by a security inspection, nor should you assume that performing an annual gas safety check will be sufficient to have completed maintenance. Consult a competent Gas Safe registered engineer's advice before deciding.
How often should a Fire Risk Assessment be reviewed?
The Regulatory Reform (Fire Safety) Order 2005 in the UK, states that a Fire Risk Assessment should be reviewed at least once every 12 months. In addition, it states that a Fire Risk Assessment should be reviewed after any significant changes to the premises or occupancy.
What is an asbestos survey?
An Asbestos Survey is a testing process to determine the level of contamination caused by Asbestos fibers. It includes the use of an industrial vacuum cleaner or compressed air equipment. A survey is also conducted to identify the roof materials and installation methods.
How long is an energy performance certificate valid for?
EPC is valid for 10 years from the date of issue.
