Commercial Gas Safety Certificate

Gas safety certificates are a legal requirement for any business that supplies gas and will need to be renewed every 12 months. In order to get a Commercial Gas Safety Certificate also known as CP42, you will need:

Landlord's permission (if the premises is rented), and A certificate from an independent qualified gas installer confirming that all gas appliances have been installed correctly and are safe to use.

Commercial Gas Safety FAQs

Any building where gas-powered equipment is being used for people to live or work in will require one. This can include shops, offices, pubs, restaurants, hotels and anywhere else with running water. The only exception to this rule is if your supply meets all of the following criteria: it comes from a domestic service pipe, has been converted into a low pressure system (usually less than 0.4 bar)

Your Commercial Gas Safety Certificate will need to be renewed every 12 months, so you should speak with your gas safe engineer about making an annual appointment.

In order to carry out any work that could potentially affect the safety of the building's gas system (such as alterations and maintenance), you must first notify the local council's environmental health department - even if you are only doing some minor work like washing walls and painting ceilings. 

You also need to give your tenants another copy of this document which they have signed to confirm that they are happy for you to carry on working. However, in most cases you will still need the Commercial Gas Safety Certificate to prove that the work has been done properly. There are some exceptions to this rule, such as having a gas cooker serviced or installing oil-fired boilers, but they are not common.

The government takes gas safety very seriously and has introduced fines up to £20,000 for anyone who doesn't have a valid Commercial Gas Safety Certificate. Commercial tenants should also check their tenancy agreements - many contracts require landlords to carry out regular inspections of equipment and keep up-to-date with all relevant certificates.
